Chelsea Office Space Chelsea is a large neighborhood that includes many diverse and quite different areas. It spans from 14thStreet to roughly 29th Street and Sixth Avenue to the Hudson River. Much of Chelsea is residential and has a wide variety of housing options. In addition to apartments, there is the arts district in West Chelsea near the Highline where many of the top galleries have spaces, the vibrant Meatpacking District and Chelsea Market near 14th Street, and the Fashion Institute of Technology (FIT) on Seventh Avenue. In terms of value for NYC office space, Chelsea tends to be a more affordable option than the adjacent Flatiron District and Union Square. The primary business district in Chelsea, where the vast majority of office space can be found, is located between Sixth and Seventh Ave in the 20s. The nicest office buildings in Chelsea are found along Seventh Avenue leading to Penn Station, but there are also many serviceable loft buildings on the side streets where technology and creative companies have set up shop.

Flatiron District Office Space The Flatiron District is one of – if not, the-- most popular neighborhood for office space in the tech industry. The exact borders of the Flatiron District overlap and mesh with Union Square to the south and NoMad to the north, but for our purposes, we’ll say NYC office space in the Flatiron District falls between 19th Street and 26th Street and between Sixth Avenue and Lexington Avenue. The office spaces in the Flatiron District tend to be in loft buildings that were constructed in the early 1900s with wood floors and high, exposed ceilings. Many of the most notable buildings in the Flatiron District are occupied by a single company, or just a couple, like 200 Fifth Avenue on the corner of 23rd Street, home to Gray Advertising and Tiffany & Co., 150 Fifth Avenue, occupied completely by Mastercard, and, of course, the Flatiron Building, home to MacMillan Publishing. There are many other multi-tenant office buildings in the Flatiron District where smaller companies can find office space, like 156 Fifth Avenue and 915 Broadway, as well as numerous buildings on the side streets, which tend to have a lower price per square foot than the avenue buildings.

The stretch of Broadway between Union Square and Madison Square Park is often referred to as Silicon Alley because of the vast number of tech startups. The Union Square neighborhood overlaps with the Flatiron District to the north and Greenwich Village to the south, and can be roughly defined as the area between 14th Street and 18th Street, and Sixth Avenue and Third Avenue.  Most buildings in Union Square tend to be loft buildings with wood floors and exposed ceilings. There are not any Class A Office Buildings in Union Square, but the closest would probably include 200 Park Avenue South, 215 Park Avenue South, and 853 Broadway.
