A digital agency leased a 3,600 square foot office space in Midtown South on West 36th Street
The digital agency came to us looking for a turnkey office sublet, but we found a direct office lease with a landlord who offered a fully furnished space on a short-term basis.
The previous tenant vacated the space and left all of their furniture behind, which allowed the digital agency to keep startup costs low and move straight into a fully furnished office space. It saved the company at least $50,000 in furniture costs and several months of lead time.
The agency selected the location for its easy access to Grand Central Terminal, as the principals of the firm commute from Westchester on the Metro North.
The office space layout perfectly fit the agency's needs and did not require construction. This was important because, since it wasn't necessary for the landlord to spend construction costs on the office between tenants, they could offer the tenant a short-term lease, which was ideal for the growing agency.
